Think You Can’t Afford a Home? Think Again: Advice for First-Time Buyers

In this episode of Let’s Talk Chattanooga Real Estate, host Blake Watson of Epique Realty talks with Bruce Dodd of ChattMortgage to break down what first-time homebuyers really need to know. From affordable down payment options to how gift money from family can help you buy a home, Bruce shares practical insights and demystifies the process.

They discuss the strengths of Tennessee’s THDA programs, how they compare with Georgia’s offerings, and what credit score you actually need to qualify.

The conversation also emphasizes why working with a local lender—not a faceless national provider—can be the difference between a smooth closing and a failed deal.

If you’ve been renting and wondering whether homeownership is within reach, this episode is your invitation to take a closer look. The information you gain today could save you money and open the door to building real wealth through real estate.

Chattanooga is my hometown. I'm a proud graduate of Hamilton County Public Schools with years at East Brainerd Elementary, Westview Elementary, Brown Middle and Central High. I went on to graduate from the Honors Program at the University of Georgia, where I met my amazing wife. After several years away in other southern cities, we returned to the Chattanooga area. Now, we live in Ringgold, GA with our two adopted kids, and we raise goats on our small farm.
I've worked in Chattanooga and Northwest Georgia for decades and know and love the towns and neighborhoods throughout the area. I love the community we have in Chattanooga, and the incredible transformation our city has enjoyed over the past 20 plus years. If you live here, you know what I mean. If you are considering a move to Chattanooga, be prepared to fall in love with this beautiful area that is so full of life and fun!
